    I am also working on my real estate license! If you want something larger, maybe look into a larger condo. If you're not interested in condos & you want a house I think it's a great idea to rent out 1 or 2 bedrooms to help with your mortgage.

    I think it's a great time to buy. The market is plummeting and people are having to relocate. We've picked up several rental properties over the last couple of months. I feel bad about it but then again, if we didn't grab them, someone else would have.
    I would go for a house or condo that you are comfortable in, just you. Maybe a 2 or 3 bedroom. Once you get married, you'll probably end up moving to a new house, one that your wife will have a say in. If not, then you'll still be in a decent sized house. I wouldn't obsess over "what ifs". You need to live in the here and now. What do you want? Do you want to be a homeowner? Do you want to deal with leaky faucets, shoddy electrical circuits, mowing lawns, HOA fees, etc... If so, great. I bought my first home as a single gal in Van Nuys (hm, hm, Sherman Oaks adjacent ) and made a killing when I sold it. And it was definitely an experience.
    Just go with your heart. But your family does have a point. I would tell my kids the same thing. It's better to sink your money into something you own, than you pay someone else's mortgage and end up with nothing at the end. It's like financing a car. Do you lease and then lose it all at the end, or do you finance, pay a bit more, and own outright at the end... I, personally, have always financed or paid cash.

    YES, i've heard it is such a good time to buy...and renting is like throwing your $ out the window...There are these billboards here that say things like "someone is loving the $ you pay them for rent" and a mean one that even says "smart people buy, stupid people rent" ...i don't agree with "stupid"..but i do believe it's a great investment...and i think it's a good idea how the other ladies say to rent out rooms..then you'll be loving their rent $

    Don't forget you have to pay property taxes Guy. Remember to figure that in to the cost when you're deciding what you can and cannot afford.

    i am an assiant to a realtor.. as much as everyone says the market is good to buy.. honsetly it isnt. the prices will contuine to drop. depending on what state your in prices should be alright but will get better..
    and if your in california like i am you have some waiting to do.. they will soon get reasonable!

    but if you really want to move out then move out. look around until you find what you want and the price range! :]

    Just be careful because one of my guy friends did that and invited two people to rent, who bailed on him and he's been stuck with the mortgage ever since. I think my friend might have put too much trust in those people so maybe he picked a more expensive home than he would have? He's trying to refinance now but I think he hasn't had much luck.

    A realtor mentioned to me the other night that there is an entire apartment building close to the Atlanta Motor Speedway, that is selling for $40K, can you just imagine?
    And I big Victorian house here in my town just sold for $125K.
    Yeah, it's definitely a great time to buy.
    Guy, if you buy a condo, and do get married in future, you have made an investment, so even if you don't or won't sell the condo, you can sure rent it out for more than your condo payment. The market will turn around at some point.

    If you're concerned the prices will drop, you know, everything in real estate is negotiable. If you think it will drop 10-20%, negotiate that with the seller once you find a house you like.

    I'm the kind of person who buys something when I see it, and I don't wait for the price to go down.

    To me, if you keep waiting for something to happen, you're never going to get what you want. If you're willing to pay a certain price, and you find something you're in love with, you should buy it. It's a buyers market regardless if the prices are going to drop.

    ^^ Im the same way. Sometimes, I dont even look at the price when I shop. But, when it comes to real estate, We're talking about big money here.
